VIEW AT MIRAMAR LANDING OPENS LEASING OFFICE
100 - Unit Affordable Senior Housing Community in Middle River Now

Baltimore, MD—The Shelter Group officially announced that on
February 2, 2006 the leasing office will be open and accepting applications
from qualified seniors for the 100 apartments in Park View at Miramar
Landing, located at 705 Compass Road in the Middle River section of
Baltimore County, Maryland. The community is expected to be ready
to receive its first residents in May 2006. Miramar Landing encompasses
the redevelopment of the former Villa Gardens Apartments into a new
community consisting of Shelter’s Park View at Miramar Landing
plus 584 townhouses and 156 single-family homes being built by Ryland
Homes.
The Park View at Miramar Landing leasing office is located in the
Ryland Homes leasing office on Byrd River Road, just off Middle River
Road, and opens for the first time at 8 AM on February 2nd with a
snow date of February 6th. Apartments can be reserved at that time
by qualified seniors. According to Marilynn Duker, president of Shelter
Development, “qualified seniors” are those 62 years of
age or older and whose annual income from all sources is between $15,150
and $30,300 for a single person and between $17,310 and $34,620 for
a couple. “There has been tremendous interest in this community,
and we urge anyone who is interested in reserving an apartment to
act quickly to ensure they can choose their favorite floor plan and
location within the building,” added Duker. Those who are interested
in an apartment should call 410/391-8375 prior to the leasing office
opening on February 2nd.
Duker also praised the cooperation Shelter had received from the
Baltimore County Executive’s office, the County Council, various
County agencies, and the Maryland Department of Housing and Community
Development. “This joint effort by Shelter and the government
agencies involved has enabled us to meet the needs of elderly residents
of eastern Baltimore County, ” commented Duker. “We
at Shelter appreciate their enthusiasm and cooperation to make this
community possible.” Shelter’s Park View communities
are priced for those seniors who do not income-qualify for direct
housing subsidies but can’t afford market-rate senior housing.
The four-storied, elevatored building will have a mix of one and
two bedroom apartment homes. Rents will vary according to the resident’s
income and are expected to range from $345 to $590 for a one bedroom
and $680 for the two bedroom apartments
Apartments at Park View at Miramar Landing feature fully equipped
kitchens, mini-blinds, spacious floor plans, enhanced safety features,
smoke alarms, fire sprinklers and handicapped accessibility.
In addition to stunning, light-filled apartments, Miramar Landing
will offer a unique set of community amenities including social
and recreational activities, 24-hour emergency maintenance services,
assistance with small home improvement projects, and a convenient
location less than five minutes from White Marsh Mall with all its
retail shops, restaurants, and services.
For the convenience of its residents, Miramar Landing will have
a large community room with a warming kitchen for parties, activities
and special events. Building access will be electronically controlled
for additional security. Residents will have full use of the lending
library, computer room, exercise center, TV lounge, and laundry
room. Each floor will have convenient trash rooms.
Park View at Miramar Landing is designed specifically for and restricted
to those 62 and older. The community’s features, amenities
and the social and recreational programming are all designed to
meet the lifestyle needs of seniors. In addition, Middle River Baptist
Church will partner with Shelter to provide programs and activities
open to all residents.
